📈 MLS® Sales Continue to Rise

January 2025 marked the seventh consecutive month of year-over-year sales increases in the Winnipeg real estate market. All MLS® sales totaled 722, up 10% from January 2024 and 1% above the 5-year average.

While active MLS® listings dropped 14% year-over-year to 2,597, total dollar volume climbed to $258 million, reflecting a 9% increase from last year.

  • Sales: 447 (+1%)
  • Average Price: $413,247 (+4%)
  • Active Listings: 1,077 (-18%)

  • Average Price: $249,793 (-10%)

  • Detached Home Price: $395,299 (+1%)

🏡 Most Active Neighbourhoods

  • Detached Homes: Waverley West led the way, followed by Windsor Park & West Kildonan.
  • Condominiums: River Heights saw the highest condo sales, with Osborne Village in second place.

💰 Hottest Price Ranges

  • Detached Homes: $375,000–$399,999 (8% of sales)
  • Condominiums: $150,000–$174,999 (17% of sales)

🚀 Luxury Market

  • 8 homes sold over $1 million, with the highest-priced sale exceeding $1.7 million.
