August brought some interesting shifts in the Winnipeg and surrounding areas real estate market. While overall MLS® sales dipped compared to last year, both residential detached homes and condominiums reached record-high average prices for the month of August.

Detached homes remain the most active segment, with 1,688 active listings and 970 sales in August. The average price sits at $450,596 with an average size of 1,365 sq. ft. While demand remains steady, sales activity is lower compared to the post-pandemic highs seen in 2020.
Condominiums
Condo living is holding strong with 443 active listings and 204 sales. The average price of $280,143 makes this category an appealing entry point for buyers, especially with average unit sizes just over 1,000 sq. ft.
Residential Attached
Townhomes and duplexes are carving out their niche, with 241 listings and 97 sales. At an average price of $381,216 and a generous 1,301 sq. ft., these homes offer great value for families seeking affordability and space.

Regional Trends
Location continues to play a big role in price differences. The Southwest leads the pack at $602,539, while the West region averages $355,768, highlighting a wide affordability range across Winnipeg. The Southeast ($507,601) and Rural Municipalities ($434,357) also remain attractive options for buyers seeking more variety.
