Real Estate Market Statistics Around Winnipeg and Surrounding Areas for October 2026

Winnipeg Real Estate Market Update: October 2026 | Prices Rise as Inventory Grows

Winnipeg's real estate market continues to shift as home prices rise, sales slow and buyers gain more properties to choose from.

Despite fewer sales, average prices for residential detached homes and condominiums reached record October and year-to-date levels.

At the same time, housing inventory continues to grow, creating more competition among sellers and additional opportunities for buyers.

Market conditions differ depending on property type and location.

Winnipeg Housing Market: More Listings, Fewer Sales

Source: Winnipeg Regional Real Estate Board

October recorded 1,192 MLS® sales across the region, down 11% from October 2025, while active listings increased 13% to 3,985 properties.

Housing inventory was also 6% above the five-year average.

Although sales declined compared with last year, they remained just 1% below the five-year average. This suggests that activity is closer to historical norms than the annual decline alone might indicate.

What does this mean?

  • More listings provide buyers with greater selection

  • Fewer sales create additional competition for sellers

  • Average prices remain strong despite slower activity

  • Market conditions vary by property type and location

The growing inventory suggests a gradual shift toward more balanced conditions, although some areas remain more competitive than others.

Residential Detached Homes: Prices Remain Strong

Detached homes continue to demonstrate price strength, particularly within Winnipeg.

Across the region, the average detached home sold for $455,860 in October, up 3% from last year.

Within Winnipeg, the average price reached $467,865, a 7% increase. Outside Winnipeg, the average declined 3% to $432,431.

Winnipeg vs. Surrounding Communities

Winnipeg experienced a 25% increase in active detached listings while sales declined 8%.

Despite this, the average selling price increased 7%.

Outside Winnipeg, active listings increased 15%, sales declined 3% and average prices fell 3%.

These differences suggest that detached home buyers may be gaining more selection, but pricing conditions are not identical across the region.

For sellers, more competing listings make accurate pricing, presentation and marketing increasingly important.

Detached Home Sales Over Time

Sales peaked in 2020 before declining in 2022. Activity recovered in subsequent years, but October 2026 sales remained below the levels recorded in 2024 and 2025.

This suggests that the market is moving toward a slower pace of transactions.

However, fewer sales do not automatically mean declining property values. The types, sizes and locations of homes sold also influence average prices.

Residential Detached Homes: Year-to-Date Performance

From January through October 2026, the average detached home price across the region reached $466,534, an increase of 3% over 2025.

Within Winnipeg, the average reached $478,581, while outside Winnipeg it was $443,887.

Across all MLS® areas, 8,594 detached homes sold during the first ten months of 2026, down 7% from last year.

The year-to-date figures show that detached home prices have remained resilient despite fewer transactions.

However, average selling prices should not be confused with individual property appreciation. A higher regional average does not necessarily mean every home has increased in value by the same percentage.

Winnipeg Condominium Market: A New Price Milestone

Source: Winnipeg Regional Real Estate Board

October marked a milestone for the condominium market.

For the first time, the region's average October condominium selling price exceeded $300,000, reaching $303,348, up 2% from October 2025.

However, condominium sales declined 16%, while active listings increased 11%.

Condominiums Within Winnipeg

Winnipeg's average condominium price reached $303,495, up 3% from last October.

At the same time, active listings increased 17% and sales declined 13%.

This combination suggests that buyers have more condominiums to consider, even as average selling prices remain elevated.

Condominiums Outside Winnipeg

Outside Winnipeg, condominium sales declined 33%, while active listings decreased 15%.

The average price was $302,444, down 1% from last October.

With only 20 sales recorded during the month, individual transactions can have a greater influence on the average.

Year-to-Date Condominium Trends

From January through October, the regional average condominium price reached $289,971, up 2% from 2025, while sales declined 12%.

Although October's monthly average exceeded $300,000, the year-to-date average remained below that level.

For buyers, increased condominium inventory within Winnipeg may provide more opportunities to compare prices, property features and ownership costs.

Residential Attached Homes: Rising Prices and Growing Competition

Source: Winnipeg Regional Real Estate Board

Residential attached properties, including many townhouses and row houses, experienced the strongest annual average price growth among the three residential categories.

The regional average reached $408,591 in October, up 8% from 2025.

Within Winnipeg, the average price increased 7% to $417,901. Outside Winnipeg, it increased 7% to $363,133.

Despite these gains, sales declined 13% across the region, while active listings increased 38%.

Within Winnipeg, listings increased 39% and sales declined 6%. Outside Winnipeg, listings increased 33%, while sales fell 37%.

What Does This Mean?

Attached homes can provide an alternative for buyers considering detached homes or condominiums.

Depending on the property, they may offer additional living space, private entrances and outdoor areas at different price points.

However, the substantial increase in inventory suggests growing competition among sellers.

Winnipeg Detached Home Prices by Region

Detached home prices vary considerably across Winnipeg, highlighting the importance of location when comparing properties.

From January through October 2026, the southwest region recorded the highest average detached home price at $619,646, followed by the southeast at $526,671.

The northeast averaged $412,872, while the north and west recorded lower averages of $388,351 and $355,356 respectively.

Outside Winnipeg, the rural municipality category averaged $443,887.

The difference between the southwest and west regions exceeds $264,000, illustrating how significantly average prices can vary within the same city.

What Does This Mean for Buyers and Sellers?

For buyers, exploring different areas of Winnipeg may reveal opportunities at different price points.

For sellers, citywide averages provide general context, but recent comparable sales within the property's neighbourhood are far more relevant when determining market value.

These regional differences reinforce why Winnipeg's housing market should be evaluated at the neighbourhood level rather than relying on one citywide average.

Around the Winnipeg Real Estate Region: Where Are Prices Rising?

Winnipeg's surrounding communities continue to show different pricing and sales patterns.

While most areas recorded higher average detached home prices, sales activity varied considerably.

Steinbach and Morden/Winkler

Steinbach recorded a 6% increase in average detached home prices to $430,137, while sales declined just 2%.

Morden/Winkler stood out as one of the few areas experiencing growth in both prices and sales. Average prices increased 3% to $384,929, while sales also rose 3%.

Morris and Gimli

Morris recorded the largest annual average price increase among the areas shown, rising 16% to $299,717. However, sales declined 5%.

Gimli experienced a 7% increase in average prices to $326,077, while sales declined 14%.

These results demonstrate that higher average prices do not necessarily indicate stronger buyer demand.

In smaller markets, a limited number of higher-priced transactions can significantly influence average selling prices.

Niverville and Ritchot

Niverville/Ritchot recorded an average detached home price of $549,942, up 5% from 2025.

This was the highest year-to-date average among the regional areas shown, despite a 14% decline in sales.

Lake Country

Lake Country recorded an average detached home price of $321,826, up 5%, while sales declined 8%.

Although the average remains considerably below Winnipeg's, property types, seasonal demand, services and location can influence pricing.

The regional statistics reinforce one important point: local market conditions matter more than broad averages when determining an individual property's value.

Year-to-Date Winnipeg Real Estate Market: The Bigger Picture

Source: Winnipeg Regional Real Estate Board

Across all MLS® property categories

  • 20,730 new listings, essentially unchanged from 2025

  • 12,523 sales, down 7%

  • $5.2 billion in dollar volume, down 4%

Although sales declined compared with last year, they remained just 1% below the five-year average.

Dollar volume was also 6% above the five-year average.

What Is Changing?

The most significant development is the relationship between inventory and sales.

New listings have remained relatively consistent throughout the year, while fewer properties have sold.

As a result, more homes are remaining available on the market.

At the same time, average detached home and condominium prices have continued to increase.

The result is a market where prices remain strong, but selling conditions are becoming more competitive.

What Does This Mean for Buyers and Sellers?

October 2026 reflects a changing Winnipeg housing market. Average prices remain strong, but slower sales and growing inventory are creating different conditions for buyers and sellers.

For buyers, more listings provide greater selection and potential negotiating opportunities. Comparing recent sales, property conditions and neighbourhood trends remains important.

For sellers, increased competition makes accurate pricing, property presentation and effective marketing essential to attracting buyers.

While average prices continue to rise, market conditions vary by property type and location. Understanding these differences can help buyers and sellers make informed decisions.
